7. UNIT MAINTENANCE & ALTERATION

7.         UNIT MAINTENANCE AND ALTERATION

 7.1       Interior Maintenance

It is the sole responsibility of the owner to ensure that the interior of their units, including appliances, plumbing, water heater, smoke alarm, heating and electrical equipment are kept in good repair.

 

7.2       Non Structural Cosmetic Alterations

Unit owners are free to perform non structural improvements such as re-carpeting, painting, changing countertops, or replacing appliances and consistent with Bylaws and 11.4.2 of the Declaration.

 7.3       Structural Changes

Owners who intend to make changes to flooring materials, plumbing and electrical systems, heating and venting systems and any other modifications that may affect the structural integrity of the building must first obtain any necessary permits and also written approval from the Board.

 7.4       Prohibited Items

No wood stoves or similar devices may be installed or used within any unit. The construction and/or installation of skylights is prohibited. While free-standing air conditioners are allowed, wall or window-mounted air conditioners are prohibited.
